What DoorCount sells

DoorCount sells DoorCount Books: a digital download you open in Microsoft Excel 2016 or later, or copy into Google Sheets. Price is $47.00 USD, paid once.

It is a set of books for landlords who keep their own records on ordinary 12-month residential leases. You type in yellow input cells. Formulas total the year onto the same line names that appear on IRS Form 1040 Schedule E, Part I (rents received, advertising, auto and travel, cleaning, commissions, insurance, professional fees, management, mortgage interest, other interest, repairs, supplies, taxes, utilities, depreciation, other).

You — or your CPA — transfer those totals onto the real Schedule E. DoorCount does not file Form 1040, Schedule E, Form 1099-NEC, or any other return.

What you are not buying

  • Not a monthly software subscription (not Stessa, not a bank-linked app).

Pale yellow cells are inputs. White cells are formulas. The file ships without a sheet password. LibreOffice Calc can open it; confirm totals in Excel before you file.

Schedule E Part I line names

Expense categories in the workbook use the same line names as Schedule E, Part I. That is the product: organized books, not a filed return.

Line labels are a convenience for US long-term residential landlords. They can change. The IRS form instructions control. DoorCount does not decide whether an amount is deductible.

How customers pay

DoorCount Books is sold as a one-time $47 USD digital product. Checkout is processed by Lemon Squeezy (merchant of record). You pay by card. There is no subscription, no free trial that converts, and no recurring charge.

After payment, Lemon Squeezy delivers the files immediately: the Excel workbook, the filled sample, and the Start Here guide. Google Sheets copy steps are in the guide. You can reopen the files any time; they live on your computer or Drive, not behind a DoorCount login. This site has no customer accounts and no password gate.

Questions we actually get

Does DoorCount file my taxes?
No. We do not file your return. The Tax Pack tab is an organizer for you or your CPA.
Is this IRS-approved?
No. The IRS does not approve commercial spreadsheets. We do not guarantee deductions.
Excel or Google Sheets?
Both. Excel is the download (2016+, no macros). Google Sheets is a make-a-copy of a view-only master; the steps are in the Start Here guide. Same 14 tabs.
Will it import my bank like Stessa?
No. DoorCount is a file you own. You enter rows. Nothing logs into your bank.
How do security deposits work in the file?
A held deposit is not rent. It stays off Line 3 until you determine you are keeping it. Forfeited amounts can be income in the year you keep them, subject to your lease and state law — that is not legal advice.
How is building depreciation calculated?
Residential rental building default: 27.5-year straight-line, mid-month convention. Land is never depreciated. Confirm land split, placed-in-service date, and personal-property lives with a CPA.
Do you issue 1099-NEC forms?
No. Tab 12 lists vendors and amounts you entered. You or your CPA issue the forms.
Is there a monthly fee after $47?
No. One-time purchase. You keep the file.

Refund policy

You have 14 days from purchase if the file will not open in Excel 2016+ or Google Sheets, or if shipped formulas are broken (they will not calculate as documented). Email with the error message and your Excel or Sheets version. We will try a replacement first, then refund if the file still will not open or the formulas remain broken.

No refund because a tax outcome differed, a CPA classified a line differently, a deduction was smaller than you hoped, or you wanted DoorCount to replace a preparer. We are not a tax preparer. DoorCount is an organization tool, not tax, legal, or accounting advice. We do not file your return.

No refund for buying the wrong product (short-term / Airbnb ledgers, non-US tax, legal forms). Digital goods are delivered immediately. Refunds are for a file that will not open or formulas that are broken — not for a change of mind after you have used the sample.

Write from the address you used at checkout and include the Lemon Squeezy receipt if you have one. We answer email. There is no phone tree and no customer login.

Simple contact note: tell us the tab name, what you expected, and what Excel or Google Sheets showed. For a file that will not open, paste the error and your app version. We do not need your Social Security number, bank login, or a copy of your tax return.

Privacy

This website is a static product description. DoorCount does not create customer accounts on this site and does not ask you to sign in.

Payment, invoicing, and file delivery are handled by Lemon Squeezy as merchant of record. Their privacy and checkout terms apply to the transaction. We do not receive your full card number.

If you email support@doorcount.io, we use that address and the contents of the message only to answer you, replace a broken file, or process a refund under the policy on this page. We do not sell email lists.

Terms of sale

By buying DoorCount Books you purchase a digital copy of the workbook and guide for your own rental-bookkeeping use. You may duplicate the file for your own properties and tax years. You may not resell the workbook, republish it as a competing template, or present it as IRS or CPA work product.

The files are provided as-is. Price is $47 USD, one time, paid through Lemon Squeezy. Refunds follow the refund policy. The disclaimer is part of these terms. US English; US Schedule E mapping only.
